A full house rewire in Bristol typically costs £4,950 to £8,950 + VAT, from £4,950 for a small rental flat to closer to £8,500 for a 4-bed house with lots of sockets and feature lighting. Including plaster repairs after chasing can take the total beyond £10,000. HB Electrical Bristol completes most rewires in around 5 days, backed by a 5-year warranty.
A full rewire is one of the biggest electrical jobs a home will ever need, so it is fair to want a clear idea of cost before anyone picks up a tool. We have completed more than 250 full house rewires in Bristol, and the same questions come up every time: how much, how long, and can we stay in the house. This guide answers all three.
What a Rewire Costs in Bristol
Most full house rewires we carry out fall between £4,950 and £8,950 + VAT. That range covers the majority of Bristol homes, from compact flats to larger family houses.
- Small rental flat, basic features: from £4,950 + VAT. A sensible number of sockets, standard lighting and a new consumer unit.
- 4-bed house with lots of sockets and feature lighting: closer to £8,500 + VAT. More circuits, more points and more design work.
- Rewire with making good included: if you would like us to take care of the plaster repairs after chasing, the total can go beyond £10,000.
Every price we give is a fixed, transparent quote agreed before work starts. You will know exactly what is included, and you will not be handed a surprise bill at the end of the week.
What Affects the Price
No two homes are wired the same way, and no two households use their homes the same way either. These are the factors that move a quote up or down.
- Size of the property: more rooms mean more circuits, more cable and more time. A two-bed terrace and a four-bed detached house are very different jobs.
- Number of sockets and switches: modern living needs more power points than most older homes were built with. Extra double sockets, USB sockets and outdoor points all add to the total.
- Lighting design: a straightforward pendant in each room costs less than downlights, wall lights, pelmet lighting or feature circuits. Good lighting is worth planning at rewire stage, while the walls are open.
- Construction of the house: solid walls, floor types and access to lofts and floor voids all affect how cables are routed and how long the chasing takes.
- Making good: leaving the walls chased for your own plasterer is cheaper on our quote. Having us repair them so each room is ready to decorate costs more, but saves you organising another trade.
- Extras: smoke and heat alarms, an EV charger circuit, garden power or extractor fans are often easiest and most cost-effective to add during the rewire.

Most of the rewires we carry out are for new homeowners who want to make a newly purchased property safe and bring it up to date. Others are prompted by a report or a problem. Common signs include:
- An old fuse box: a fuse board with rewireable fuses, or no RCD protection, usually points to an installation that has not been updated in a long time.
- Old cable types: rubber- or fabric-insulated cable, or old red and black colour coding throughout, suggests wiring that is well past its best.
- Warning signs at accessories: scorch marks, warm sockets, buzzing switches or a burning smell should always be checked straight away.
- Frequent tripping or flickering: repeated faults can point to ageing cables or poor previous alterations.
- Not enough sockets: a home run on extension leads and adaptors is a home that has outgrown its wiring.
- An unsatisfactory EICR: if an electrical report has flagged widespread issues, a rewire is often better value than a long list of repairs.
Age alone is not a reason to rewire. Some older installations are still in reasonable condition. The honest answer comes from testing, which is why we often recommend an EICR first.
How Long a Rewire Takes
Most full house rewires we complete take around 5 days. Because rewiring is our specialism, every job is planned before we arrive: the team is coordinated, materials are ready and the layout of sockets, switches and lighting is agreed in advance.
- First fix: floors are lifted where needed, walls are chased and new cables are run to every new socket, switch and light position.
- Second fix: new sockets, switches and light fittings are connected, and a new consumer unit is installed.
- Testing and certification: every circuit is tested before the installation is handed over with its certificate.
- Making good: where included, walls are repaired so rooms are ready for decoration.
Larger homes, or jobs that include making good, can take a little longer. You will get a clear timescale with your quote so you can plan around it.
Living at Home During a Rewire
In many cases you can stay in the house. Our electricians are used to working in both empty and occupied homes, and we plan the work to keep disruption as low as possible.
It is worth being realistic, though. The power will be off at times, some rooms will be out of use for a day or two, and chasing walls is a dusty job. Clearing rooms before we start, and moving valuables and furniture away from walls, makes the week go more smoothly for everyone. If you have young children, pets or someone working from home, we will talk it through at quote stage and plan the order of rooms around you.
If the property is empty, for example between purchase and moving in, a rewire is at its quickest and simplest.
EICR First, Warranty After
If you are not sure whether your home needs a full rewire, start with an EICR (Electrical Installation Condition Report). It is a proper inspection and test of the whole installation, and it tells you how safe your wiring really is. Sometimes the answer is a handful of repairs or a consumer unit upgrade. Sometimes it is a rewire. Either way, you are making the decision on evidence rather than guesswork.
Once the work is done, every house rewire we complete is backed by our 5-year full warranty cover on the workmanship and installation. That sits alongside more than 400 Google reviews, rated 5 stars, from customers across Bristol. If you ever need us after the job, you deal with the same local team that did the work.

In many cases, yes. We work in occupied homes regularly and plan the order of rooms to keep disruption down. Expect the power to be off at times, some rooms to be out of use, and dust while walls are chased. We talk it through at quote stage so you can decide what suits your household.
If you are unsure whether your wiring needs replacing, an EICR is the sensible first step. It tests the whole installation and shows whether a few repairs will do or a full rewire is the better option. If your wiring is clearly original and outdated, we can simply quote for the rewire.
